Do you rent property out @MartyFunkhouser?

What percentage over the mortgage should it be capped at? And by that do you mean ‘mortgage rates’…. So I assume base rate?

What percentage of the property should be the mortgage be considered on? I assume 100% of it?

if a property is worth £320k and base rate is 3.75%, that is £1,000 a month of interest. How much money should a landlord be allowed to make?

If the base rate goes up then does the rent automatically go up?

Also what does ‘absence profit at their demise’ mean?
Since the squeeze (via various means) on private or 'amateur' landlords has played out over the last few years, we are already well down the path of mass ownership of residential property via big commercial landlords as the tax rules and regulations now favour them.
So, an opportunity arises for the government (any) to regulate this sector (rent caps, rises, repairs etc) that will clearly develop into a modern version of Lords and peasants.
The renting sector is not shrinking anytime soon, and this transition to mega landlords should make governing the sector easier as their business model is not hard to analyze.
 
I thought the government just the other day were suspicious airlines were just going to abuse the situation.....now they're bending over for them?
I've been on calls with airlines for a week and the outlook is grim, no doubt some have yielded with higher fares to eat whilst its good but the margins are so slim on usual days they are making out whilst the demands there. Given the Middle East carriers are a no go currently because of insurance the demand is def there.

That said the level of increased yield has slowed and the increased fuel costs are now killing the airlines and shortages means many are going to reduce schedules and or costs are going to be passed to Travellers.

Is the shortage actually 'a thing' yet?

And how far out can they identify a shortage coming down the pipe?

It's a pig for the end consumer as your flight needs to be solid as the associated costs already locked in to a trip at the destination could be difficult to unwind or refund. Messy.

Yeh its a thing, they secure their fuel in advance but its months not years, the issue comes that they dont know how long the shortage is lasting so it means averaging out whats left and what's left on order so come 2 months time their lights are not turned off.

I didnt know this till recently but there are certain types of oil that can be used for fuel so securing it from other sources is proving tricky and the main supply is tied up.

Yeah. Keeping the summer holiday season running smoothly must be an important goal.

It's been trains and ferries for me the last couple of years. Only works for Europe though.
 
No, I have moved up the scale and sold up when I have had the chance, living abroad also meant I had less appetite to do so.

But I will give you a scenario rather than thrash out mechanics on here that mean little. My first one bedroom flat was on a mortgage of £580 a month, nice little place in Chafford Hundred, if I decided to rent that property out and not sell (for a profit I may add) and move up the ladder I could have rented it out for neat £900 a month. Now I might sound like I have has too much smashed avocado for breakfast but I had no interest in that and what I see still to the day as a poor loaded society that has the ability to push down on people needing a roof over their heads who earn less. Also given I had the opportunity to make a profit on the place (I grant its timing but that was my risk not a renters) I don't see it as very ethical to make double profit only for people who need a chance to not get that chance.

With 2m+ double home owners in the country, that's a lot of inventory being used and outpricing people in need of a home whose salary is being swallowed up by the increased cost of living.

I have a fairly solvent business now and I do ok and I am feeling it every day even with a modest living and taste in life. GHod knows how others are doing it out there in the market where there is A limited inventory on the market and B rents are unbelievably high now for poor quality, lets alone the choices on life such as food and fuel.

The wealth gap in this country is get wider and wider, the have and have not, I am glad to see on here there are still some people who want to see that gap reduced, maybe we are all dreamers, but I take that every day than what seems to be a trend in this country of continuously punching down on the classes.

What am I looking for? I was just interested in what the ‘parasite class’ was. As I wasn’t aware of the term. So it is people wor th more than £1billion?

Advancements of AI and automation would do loads of lifting in the market if people cared or had appetite for it.

TBF mate, thats not my job, but as a socialist its not fair to make others accountable for my investments of nuance of markets that also impacts them. Its like finding a poor man on the street and passing on my bad judgment in the stock market....thats not fair and the renters market is loaded towards those that have agaisnt those that want a roof over their head.

But the deck is loaded against the poor class in this country from finance...to social care....to messaging...

Im ok with the above, as I say there are more educated people to deal with the detail, im ready to enjoy a day off not refinance the whole country after a Spurs win and a belly full of cider

I mean Silly thinks he is an expert on everything in the world. The guys a full on BS merchant. You were both in the mix at the same time. And you seem to say the same things.

Anyway, yes billionaires and millionaires. There is way too much money and assets sitting useless with very rich people, more often than not they have not earned any of it themselves. This needs redistributing if we are going to drag our own people out of poverty.
