I know that's been reported however he played 90 mins and 45 mins for Wales in two games (3 days apart) a fortnight ago so can't be in terrible shape

Think about how weird and alienating it must've been for Bale these past years. Doesn't speak the language, frozen out by the coach and the team, fans seem to hate him. And now he's coming to a club with supporters who know him and loves him, he's practically got GHod-status, he'll play games, he'll get the language, he'll feel right at home.
I can see Bale doing very very well for us. Too bad we can't fill the new stadium to the brim with supporters to cheer him on. He'll get a lot of love though, that's for sure.
