A football stadium doesn't do anything to aid gentrification. 60k football fans in the area making it impossible to get to or from anywhere is the last thing that anyone wants.
Essentially if you clean the area up with nice modern shops and houses it doesn't fit into that glum depressive dilapidated current sorry state of affairs it's called gentrification.
The locals should be happy, their property, if owned is only going to rocket above average.
Plus the new shops and restaurants should bring a crowd that know how to behave and live in society. Not a this asbo clad environment.
It's the best thing to happen. Shame on that government for allowing the misery to take place in that first place
