How much time and money would we save by playing at Milton Keynes or Wembley as opposed to the original plan?

Playing in a semi finished stadium would delay it a season I think.

I would expect we could save a bit by not having to complete 2/3 first, then tear down WHL and having matches interrupt the building process. Safety requirements are pretty strict and would require a lot of extra work in preparing the stadium and the surrounding site every time we have a game. I guess there's a few steps in the process that are made easier by not having to worry about damaging the pitch as well.

2 year build instead of 3 year build. That's also 1/3 saving on wages, equipment hire etc. And a far less complex operation.

Haringey council unveils Arup masterplan for 1,200 new homes next to Tottenham Hotspur’s stadium development

Plan for more than 1,000 new homes, a square and amphitheatre next to Tottenham Hotspur’s new stadium development have been unveiled by Arup.

The masterplan for the High Road West area – developed for Haringey council and now out for consultation – includes 1,200 homes as well as 5,000sq m of open public space, with an amphitheatre for community events and a new library and enterprise centre, surrounded by spaces for cafes, bars and restaurants.

The plans also includes a new park, with children’s play space, and a free outdoor gym, as well as purpose-built modern industrial units for start-up businesses and improvements to White Hart Lane Station.

The consultation closes on October 25.

The council said if the plans are approved it will seek to appoint a development partner next year.

Spurs’ new stadium has been designed by KSS but progress has been hit by legal wrangles over complusory purchase orders meaning the club’s move has been delayed until the start of 2017/18 season.

This is a few days old. I haven't seen it, but apologies if already posted.

As part of the stadium plan the club had to submit a planning application for the demolition of Fletcher House which is a listed building. Permission was granted subject to a number of conditions, one of the conditions being that demolition could not start before "contract(s) for the carrying out of the works of redevelopment of the stadium ... have been made and evidence of such contract(s) has been submitted to and accepted by the Council". ie. before the listed building is demolished the council want to be sure that the new stadium will be built.

The club has made an application, which has been agreed by Haringey council, that this condition has been satisfied. In the covering letter for that application, dated 18 September, the club's representative says "THFC have today entered into a Joint Contracts Tribunal (JCT) Design and Build 2011 Contract for the civil engineering ground works, concrete piled foundations and structure for the new THFC Stadium Project. The contract has been made with M Anderson Construction Ltd whose registered office is Springfield Lodge Colchester Road Chelmsford CM2 5PW. The contract sum for the works is £49,773,727. Anderson Construction Ltd were the civil and structural contractor for the recently completed THFC Training Centre in Enfield."

Clearly this is not a contract for the full stadium project but Haringey are satisfied that this and other factors mean that the stadium redevelopment is likely to take place.

One part of interest in the planning officer's report states that "the contract provides for the division of the works into sections. These are (i) the construction of new stadium north of Paxton Road to be completed by 23rd December 2015 and (ii) the demolition of existing stadium and construction of the remainder of the new stadium to be completed by 31st October 2016."

It may also be worth noting that the contract apparently includes the drawings relating to the KSS design and, the planning officer says, "are considered to describe the stadium development approved on 20th September 2011."

Do we have to kill the value of those homes by giving a load to the council or will they be sensible and let us build a separate affordable building?

That was the southern part of the NDP. We seem to be involved in other parts of the broader development to compensate.

Spurs did own a few properties on the west side of the High Road that might be developed for housing but they were sold to ENIC's subsidiary, TH Properties, earlier in the year in order to clear our debt. I guess it is possible that Spurs still retain some property there but, if not, the High Road West scheme will have nothing to do with Spurs. Not as a developer.

The proposed new High Road West homes will be built primarily to replace the Love Lane estate so, yes, they will be affordable housing / council rental properties. Spurs are a partner in the Brook House development, a little further north up the High Road, and that too will be affordable housing.

Has a temporary ground share with Chelsea been touted? Along the lines of: we share Stamford Bridge for a season, they share Northumberland Park for a season. Whilst acting as a tenant, each club builds their new stadium.

Looking beyond the rivalries in principle this is surely a logical win-win solution?

who knows with chelsea forced to relook redeveloping their current grounds, and us having a head start and the proximity between stadiums, we might just be "forced into a relationship".
