The Qataris would presumably want Levy to stay around to drive the Northumberland Park development to completion which would be a ballache for anyone else.

I thought they'd already started work on the hotel and flats again, after the revised planning permission was signed off in August? There's actually a hard deadline on that, as it needs to be ready for Euro 2028.


I don't see what a new influx of cash would add to that, other that hedge ENIC's risk, if it's already happening?

Think the money for the hotel is already secured.
Levy seems to have plans for the whole area though. He hinted as much when doing that interview.

There's the 3 other parcels of land the club own to the west of the High Road (The Depot, The Goods Yard and The Printworks). But that's for 1000 flats combined. Not the type of thing you need a bloodstained autocracy to fund.

There's also the landlease land that they've done nothing with. There is room for massive investment in the area. Which would be hugely profitable with a tube station or crossrail 2 stopping at northumberland park. If both it would have fantastic transport links.
 
Station, bridge and signalling. It is effectively a siding from Tottenham Hale I believe so not necessarily easy to incorporate as a large majority of the tubes go all the way to Walthamstow.

Isn't there also an issue that the Stansted Express now uses the two old tracks, so two more would need to be built for the underground to be opened in parallel?

I Thought it was Northumberland Park way so way do I know
Honestly can’t remember the details but I do know a guy near us is a TFL drive who has mentioned it many times

Idk if it was ever explored, but expanding the station at WHL might be just as useful. Quite a bit closer, though less well connected.

It's above ground but it's an extension of the victoria line. If converted it would just be an extra stop on the end.
As said though tfl wanted it to be used for crossrail 2.

Could imagine there's a bunch of sites around there for development too, and would pop an extra 50k per unit onto the value. When you're developing 100s of flats that's massive.

Not sure who owns that land now? Might be outside the club right? Been siphoned off.

Its all overground, pretty extensive tracks there in and out the sheds from memory.

They would probably branch off a line and build a platform at Northumberland Park, its literally runs up to the same areas as the station as it is so likely the most likely outcome

Unlikely it will happen as there isn't much there at the moment. Would be great on match days, saving a longer walk for fans. If there are big housing developments there too, then maybe it would make sense.

Just like some other lines like the Olympia one back in the day, you just run it when something is on
