A bit of lunchtime research/reading :

Annex J2 below sets out the items that count as "Relevant Income" (offset against "Relevant Expenses") for the purposes of calculating "Football Earnings" - part of the financial stability pillar of the new regulations.

From that:

    Income from non-football operations not related to the club (i.e. not related to the football activities, locations or brand of the football club) must be excluded from the calculation of relevant income.

    Examples of non-football operations related to a club (which are included in the calculation of relevant income):
    • Operations based at, or in close proximity to, the club’s stadium or training facilities, such as a hotel, restaurant, conference centre, business premises (for rental), health centre or other sports team; and

    • Operations clearly using the club’s name/brand.
So not everything can be included but it looks like all our revenue streams would be allowable.
 
What chance is there that another club can replicate the same plans closer to Central London? I can see events and concerts and maybe even NFL matches facing competition.

Damn near impossible?

- The idea has been validated, Madrid has copied the two pitch idea with their rebuild, City looking at a multi-purpose venue next to their stadium

That said

- Interest rates suck now (would add significant amount to build)
- Permission was a nightmare to get done, took damn near a decade
- Other London club? Arsenal/West Ham won't do anything for a long time, Chelsea who don't own their ground and who previously could get approval (think they tried Battersea at one point?)
- How many clubs in general have actually got their stadium work done in lats 20 years?

And lastly, Levy obsessed on the stadium (big part in my opinion why the club slipped), I've spoken to people around the time, the club went to every good stadium in the world, every detail mattered.

Lots of things to fix in our club, but the stadium work is something to be proud of, and sets us apart

By which point our ground will be foremost in most peoples minds

I think West Ham might eventually be able to do something with the Olympic stadium site. At present the taxpayer is forking out considerable sums annually to keep that going and West Ham have them bent over with their 99 year lease. It wouldn't surprise me if they get ownership within a decade or so and that could be a very good site indeed.

They'd have to build a stadium for athletics to do so. Or give them a big pile of cash.

I suspect the Alexander stadium in Birmingham will become the main UK athletics stadium and West Ham will pay a sweetener for Crystal Palace to be tarted up (basically THFC's original proposal for the Olympic stadium will become reality years later but with West Ham owning it instead of Spurs).

At present the taxpayer is forking out considerable sums annually to keep that going and West Ham have them bent over with their 99 year lease. It wouldn't surprise me if they get ownership within a decade or so and that could be a very good site indeed.
Might be a good site but I don't see them having the finance or the demand to build a new stadium.
They're practically giving away tickets to fill the stadium.

And filling that stadium week in week out, those young fans will eventually get the bug and start forking out the money.

Say what you will about them but I appreciate their long term strategy.

Maybe, maybe not, but it means their profits are low for now at least. They'll find it hard to get the needed loans to rebuild the stadium and definitely not a multi purpose stadium like ours. Throw on top of that the current interest rates and it means it's unlikely they'll rebuild for a long time yet.

It will be some time before they can buy the stadium outright if that's their ambition. Can't see them getting a loan to refurb the stadium as they will more than likely have to return it as they found it or go through a lot of paperwork to get it approved if not purchased.

They may not want to host an nfl team but can make it an amazing venue for concerts and other events.

But as you said they will struggle in todays financial climate but once things settle they may pursue it or sell up to a consortium and accelerate the process. All ifs and buts, currently we sit at the top of the pile in regards to stadium and infrastructure.

Its like starting a new airline, you start by flooding with low tickets but its the yielding up that you struggle with, when you have to turn the tap up to turn the lower tickets into relevant revenue. Thats when fans look and either say "yeh thats for me" OR "Na stick it" Also kids want different things when they grow up these days, not as much about following in their fathers footsteps to follow the club they supported, success and outside interests are much more prevalent now in the world than its ever been.

Sky have just basically sacked their entire Saturday programming, including the Soccer Saturday pundits etc because all programming is now, apparently going to be aimed at influencers....

Sullivan and Brady are still wanting to sell the club, so if the ambition is to buy the ground long term, its going to have to be someone else

There is no reason why they wouldn't build a multi-purpose stadium. Remember also 0that they have their Czech investor who is looking to take over the whole club.

As well as the current Czech investor I think West Ham would be attractive to a nation state. They have a reasonable fan base and, in theory, a nation state could fund the stadium rebuild away from FFP regulations, increasing West Ham's revenue at zero cost to the club. There also remains a decent amount of development opportunity in and around the Olympic Park that I think would really interest many in the middle east.

O'Sullivan already owns some of the land around the ground now, so basically he will continue to own the concessions on the F&B which is astronomical. Trying to sell that into a new owner might be why that Czech fella already pulled out of one deal to buy the club. Tried ripping the bloke off

It’s a mess
But one that no side can get out of

Structurally it was designed to be very changeable almost open building Lego
But to make it a footy ground now would cost around £500m
There isn’t room to add a multi use pitch unless they literally demolish the whole place
It’s basically a white elephant now

The other issue is the current owners are over inflating the value they place on the club when currently they do not own the ground and have two fixed assets at Rush green which are frankly dump holes. So there would need to be some guarentees that they could own the ground for anything to happen. IF that happens which is a big IF IMO, they would have to knock it down and build it again to make it viable for multipurpose activities, also to add any kind of decent hospitality.

Its all abit pie in the sky as it is, so add to that the timescales, other clubs will be long gone with their activities before they have a chance to even start to catch up.
